Selling Your Home in Summer: Outdoor Space Takes Centre Stage

ARTICLE HIGHLIGHTS:

Planning on selling your condo or townhouse? Learn from home staging specialists and play up your outdoor space like a balcony or a deck or patio to get top resale dollar.

If you are selling a condo this summer, playing up the outdoor space can increase the useable square footage as well as highlighting a lifestyle. The big question to you is, “How can you present an urban condo’s balcony to its fullest potential without spending a fortune?”

Home Staging has become a popular practice used when selling a property to accentuate the best features and encourage buyers to form that emotional connection that says “I love it! I can see myself living here.”

Most investors already know the key rules to staging involve the need to unclutter, clean everything, and depersonalize the space you are selling. But now that summer has arrived, you have an opportunity to really show off your property’s outdoor spaces and maximize its value, something often overlooked at other times of the year. Every property can benefit from attention to outdoor space: from the smallest condo in the city, to a suburban home on a sprawling property.

Check out these ideas:

  • Clear off all items that are being stored on the balcony for lack of storage elsewhere. It’s that word again…de-clutter. This means storage boxes, tools, bicycles and recycling bins.
  • Scrub all outdoor surfaces, railings, walls, and floor, until they shine. Placing a new outdoor mat outside the door will encourage buyers to actually step out and experience the outdoor space.
  • Set up a table and chairs that is of an appropriate size for the space. A large patio can handle a table with an umbrella and four chairs, and a tiny balcony is the perfect spot for a delicate three-piece bistro set.
  • Potted plants on a balcony bring a much needed touch of nature. Here, proportion and scale are especially key: a single plant will look lonely; too many will overwhelm the space and leave nowhere for the new owner to sit and enjoy them.
  • Have a really small balcony? Narrow rectangular window boxes that hang from the railing are a perfect choice.
